hey @Wade Joseph I admit I don't know a ton about mobile homes, but I think people like buying the land because in theory it is not a depreciating asset like the mobile home itself. This is just a guess, but maybe people don't do this as much because it takes 2+ years to get your original 10k investment back and the mobile home itself is declining in value, whereas that same 10k might be able to be used as a downpayment on a cashflowing home or condo. Thoughts?

Hey @Oluwatobi A. Which numbers are you most uncertain about? I know when Brandon does his webinars and uses the calculators, he personally likes to see $100-200 per unit of cash flow per month and at least a 12% Cash on Cash ROI (yours currently shows 12.31% with the numbers you put in)...Let me know, thanks!

Hey @Shannon Nacpil, I think Dan's advice is good with the HELOC (home equity line of credit). I partnered with someone once who was able to use his HELOC to buy the property for us. While I don't know a ton about HELOCs it's worth looking into!

Also, I think if you get good at learning how to evaluate deals (learn how to use the Bigger Pockets Investment Calculators), you can actually start to print and present these reports to potential friends or family who might have money to invest. Also, I think there are investors you can start to communicate with and potentially invest with on Bigger Pockets. Good luck!!

This is actually what interests me the most. I'll be quite blunt...I am NO landlord. I have been in the past and I have also done AirBnb rentals and I find that my zero patience, zero brain-to-mouth editing function has severed me little in those realms. Here is a simple example. Bought an investment for $125,000 and put $25,000 down and have a 100,000 mortgage. Rent is $1500 a month. Property taxes, ins, pm, maintenance are $500. Mortgage is $537 (5% at 30 years). Total expenses are 1037, cash flow is $463. Annually 463 x 12 = $5556/$25,000 = 22% CoC/ROI.
