Hey BP,

Been thinking about raising some money to bring my business to the next level. Ive done several SFH flips, but wanting to get into larger scale flip projects and/or start accumulating a rental unit portfolio. Does anyone have any experience putting a real estate investment fund together? Does anyone have interest in investing in such a fund?

@Gina Kim there was an interesting Bigger Pockets episode recently where the investors talked about why they like Phoenix. But they are in large scale deals, but some of their reasoning still would apply to longer term buy and holds at any scale i would think

Hi Austin, it probably all depends on what market you are looking in. When I consider condos in California and Arizona (where I do all my investing) Condos almost never seem to make sense with the higher prices and HOAs.

But again, cheaper markets might be different. Where are you looking to invest?

Hi all,

I'm looking at an acre lot that is zone for mobile homes. Currently there are 2 homes on there. Purchase price (asking) is $280k. There are currently 2 septic tanks on there.

I'm wondering how do I analyze this deal? What are the main things mobile home park investors look for?

Seller is willing to do financing at 6% amortized for 30 years as well, if this helps.

Any help is much appreciated!

@Nate Hayes have you used the BP calculators on here? They are super helpful and you can download a nice, colored report for each deal you analyze. Its a helpful tool to help convince someone to give you their money to invest with you :)

Hey Nate,

Honestly, I think the best way is to partner with people who have money. Learn how to analyze deals really well, then present them to friends/family/coworkers who you can pitch to. Thats a way to go from $0 pretty quickly if you find the right deals. Thoughts?
