hey @Ryan Alexander If you are doing a BRRRR people basically break down the formula for purchase price to be: (After Repair Value*0.75) - Reno Costs - Holding Costs (loan/taxes/utilities) = Max Purchase Price

Believe it or not Zillow can be decent. You can search by entire state on zillow, start to filter my "least expensive" and you'll be able to compare different states that way. I recently saw houses for $3,000-6,000 in a couple states! haha

Such an interesting question. I kind of always recently felt co-work spaces would continue to grow and more and more of the population would move out of the office setting.

I've heard statistics about how much time is actually wasted at corporate "meetings" and how much of that time is not needed. Obviously there is value in face to face interaction as we are social beings. I think one huge benefit to work from home, is in bigger cities (like LA where I live) so much of our lives are "wasted" commuting. Obviously you can use that time educating yourself through e books and podcats, but many people spend 1-3 hours in traffic for work.

Lots a big businesses could save huge amounts of overhead/rent by scaling down office sizes. Maybe if employees are less productive at home, that will be made up for savings on office space rent :)

Yeah I heard that one. That was a really cool and inspiring episode. That was the one where he actually goes to their current house to see how they currently take care of their place?

@Austin Cooke yeah I agree with @Adam Jason. I'd personally think that making sure the bank will lend to you at the LTV you want or need is really important before getting into a deal. I'd talk to several banks and see which one seems to fit best. Also, really important you know accurant rental rates in the area as you don't want to get caught with revenue much less than planned.

My experience has shown that the problem with c/d tenants are the ones with drug issues, not NECESSARILY just a low income family. Low income families often have pride of ownership, but my past tenants that have been the biggest headaches are the ones where drugs start to come into the picture...I think the most important thing with low income is to just have an amazing screening/application process if possible.

As you guys know, if you follor Brandon on webinars, he talks about how his portfolio has shifted a lot to Mobile Home parks. Do any of you specialize in this? 

What is the best way to analyze and find mobile home park deals? I have a friend successfully doing it in Decatur TX...Any help would be great!

@Jake Thornton thats great to hear. What part of LA do you live in? Yeah most of the investments I have done have been in Phoenix AZ, where Im originally from. I really like AZ for real estate investing...

hey @Chase Whitney have you attended any of Brandon's webinars? They are super helpful when it comes to using the Calculators. You have the expenses at 5% increase and your income increasing only 2% and property value 3%. Do you have any reason why your expenses were increasing more than your income? I think generally you can assume they all go up equally, but it depends on your area you're investing in, age of property etc. Maybe some of this will be cleared up when you watch Brandons webinar.

As he says, every deal has the potential to be a good deal at the right purchase price...
