Im curious what ways realtors and investors have used Facebook to advertise their services OR find deals. Does anyone have any experience using Facebook/Instagram in any way?

@Jairo Zapata to be honest I haven't really ever used the 1% rule or 2% rule yet...maybe I should. I haven't looked into it enough :/

Yeah @Aaron K. i mean my partner has equity in his existing home that he can get a HELOC on to use to buy and rehab a property. Then I mean to rent and refinance out of the HELOC...are most lenders cool with that situation?

Hey all, does anyone have experience separating utilities? Does anyone have a cost estimation on what it would take to split water and electric into individual meters on a 4 plex, for example?

It's hard to say when "the best time" to buy in real estate is, thats always the million dollar question. Anytime can be a good time to buy if the numbers are right. As Beardy Brandon says on his webinars, there is a "number that makes every deal a good deal." He just means that all properties can be good deals at the right purchase price.

Thoughts?

Hey @Tyrell Blake Jr, First i'd just saw congrats on being interested in Real estate at 18 years old. I wish I would have started WAYYYY earlier. I'm now in my mid 30s.

I would mainly say read several books, listen to BiggerPockets podcasts, watch the Webinars on here, etc.

I'd start saving up money, but the "easiest" way to get into real estate is find a friend or family member or investor on this website who you can partner with. Start digging for deals and learn how to present them in a way that shows your "money partner" you are smart and serious about this. If you can bring value to someone, they might let you into a deal...
