I used Real Estate Express (online) and some of the material was kind of outdated. I took an in-person prep course with Champions Real Estate and STRONGLY recommend a prep course. Best of luck to you!

@Lawrence Moore I'll have to check into that. I've heard 80k but I'm not sure how many years out that is. I have a couple investor clients who are purchasing outside city limits but near the major highways (still in Brazos county). They are buying unimproved rural and building there own duplexes. Your biggest concern there is going to be your water source. As fast as we are expanding outwards, what's out of town now may not be far away sooner than we think.

Lawrence Moore according to their own projections, TAMU plans to have 62k students this year, not including Blinn students. There is also the development of the new RELLIS Campus ($150 Million project) on the west side of town. It will encompass more A&M and Blinn students.

Cody Begg Last I heard Blinn backed out of 2818 & Leonard Rd. It is now a $150 Million project providing classes for both Blinn and A&M. http://www.blinn.edu/expansion/RELLIS.html They plan to have 2,500 new Blinn students at that campus in addition to whatever A&M adds.

I agree but they only capture the high end student. Not every kid has their parents pay $600 per room. There's different properties for different students. Money to be made via different avenues.

I have not had the privilege of purchasing my own investment property. However, I am currently working with two investor looking to build student housing near the new RELLIS campus, formerly Riverside campus, as it is now going to house more A&M and Blinn students

There are opportunities to find 1%. Better than the vacancy rates in both Bryan and College are very low. You may turnover new renters more often in a college town, both Blinn and A&M are constantly expanding. With the renovation to Riverside Campur, now called RELLIS, will be adding more students, more faculty, AND it is located in Bryan.
