Interesting project you have going on. 

My wife is a real estate attorney at a top 200 firm with tons of experience with these type of deals. I would suggest giving her a call and she will either be able to help or direct you to the correct person.

You are 100% correct in wanting more than a closing attorney, I know from experience these type of deals can get very complicated and you really want someone that does them day in and day out.

Give Gabe Kachubaa a call and let him know Chris Malo sent you. He is in their single family division but will make sure you get in touch with the right person in their multi family unit.

Last year I built a house in fulton hill in Richmond. The house was 3/2 and I built it for about $75 a sq ft. 

Finishes we builder grade for a rental. This does not include the land cost.

Standard rates in Richmond are $95-$115
