Juan,   I have a duplex on the 3200 block of Barton, you should expect rents between $650 - $850 depending on the quality and location.

Good luck trying to find anything flippers are all over the area, real estate agent is not going to be able to help much as anything on MLS will either be priced to high or already picked up by a flipper. Best bet is to get on as many wholesalers lists as possible. Thats how I find most of my properties, that a craigslists (where alot of wholesalers post)

Just FYI condo associations can no longer enforce rental rules. It was recently passed by the general assembly that they cannot disallow you from renting your condo.

As a landlord I want the following out of my management company

  1. To rent my unit quickly 
  2. Advertise my unit effectively
  3. show to as many people as possible 
  4. Insure I get market rent
  5. Manage repairs (I do not want to ever have to deal with issues other than yes that quote is approved)
  6. Insure repairs are as low cost as possible 
  7. Insure I get my rent when due
  8. disburse rent quickly once received
  9. lower turnover 
  10. Most of all I want you to manage the property, reach out to me as last resort but you should handle all issues.

I have a 3000 sq ft house I am building. 

I need a tile installer as the flooring for the entire house will be tile as well as backslashes and bathrooms.

I also need a drywaller to hang and finish the entire house. I also have another renovation project I need to have a finish crew for. 

I would really appreciate any recommendations for great subs people might have come across.

Talk to Patrick at Kane Jefferie, they deal almost exclusively in real estate and is who we always use. They are also the least expensive.

We exclusively use local banks. We found talking to as many as possible was the best method to find the best one.  We created a spreadsheet and just fill it with every local bank you find find. We then created a due diligence packets with as much info about us as possible. It included taxes, paystubs, a PFS (personal financial statement) and our properties appraisals and surveys, resume's ect. 

We then just went down our list and sent our DD packet to every bank, and asked are you interested in our business. 

In the end we found the best terms and have banks fighting over us. 

Key to know is you are the customer so shop around.

Hello, 

My name is Chris and I am a buy hold investor. We currently have 8 units in the fan/east end/northside. We firmly believe Richmond has plenty of deals that are strong enough for us to pay significant finders fees to a wholesaler. 

We like to target properties that we can get a deep discount due to the need for major renovation. We have a cash-flow requirement of $500 a month & like for the ARV to have enough room to pull some cash out after the renovation.

We have a experience team:

  • Class A GC, who has done multiple full guts and new construction projects for us
  • Excellent management company (we use Dodson and we are very happy with them) 
  • My wife is a real estate attorney
  • Strong cash position and multiple partner banks who can move quickly
