@Stephen Nicholsondeals for myself 1 deals for others 8!! But I was new to the game so I started off as a bird dog @Aishah Aminaand as for the gift lol I guess it's just really knowing the city, I work in Baltimore and I've pretty much lived everywhere and can analyze the city/county very well I would say I know about 85 percent of the city and 75 percent of the county like the back of my hands so that helps

@Russell Brazil I will!!  I work I the banking industry so I am familiar with some of  it but I  need to study up on the owner financing rules if its something im going to be offering

@Ned Carey its strange im new so I was trying to come up with something different in my pitch to sellers. after speaking to a few wholesalers and other types of investors they only offered cash never terms so I thought it would make my pitch stand out a bit more. ive only met5 potential sellers 3 in Baltimore city 2 in Baltimore county ive had 3 out of 5 genuinely interested in the owner financing one was a tired landlord in the park heights area of the city. offer him 17k for his home with 5000 0% percent interest and 36 payments and no hassle from the tenants ever again. I figured that was a no brainer but im going to contact an attorney to handle a tittle search and all the legal issues for me but the home is free and clear. the second was in Baltimore county, Essex to be exact but the numbers were much higher. the seller wanted at least 15 k down and was asking 55k in total.im still talking to the gentleman to see if it possible to work something out. the third was as @Anil Samuel said they were way underwater. During my day I come across people who are interested but im starting to think  you may be right @Anil Samuel today alone Ive come across 3 people that are negative in equity. but I will still continue to pitch the option to my free and clear prospects as the goal for me is building passive income thru rentals. wholesaling is only a tool to get to the goal

Hello everyone I just want to ask everyone about what kind of success anyone has had with creative real estate financing. I'm located in Baltimore and I'm thinking about investing the time in presenting more creative real estate deals such as owner/seller financing and subject 2. I've notice in my day job especially in Baltimore county in Essex, Dundalk ,middle river, rosedale and white marsh there are huge opportunities in subject 2's (I come across at least 5 people a week trying to get out of their homes they bought pre 2008) and tired landlords in Baltimore city for owner/seller financing. I just wanted to ask has anyone else had any success with these types of deals in the DMV area cause I rarely heard anything about these types of deals here or it maybe that I'm a newbie and haven't got that far into the game yet

And it's seems like you have a great picture of what you already want, we love that nothing better that someone who knows what it's a huge time saver when u already have an image and idea. Also were great with kitchens and bathrooms!!!!
