Hello Everyone 

Have a question about a possible project in rockville md . About two weeks ago I had a potential seller who was interested in selling her property but we could not agree on a price so we couldn't come to an agreement. Today the seller contacted me Asking if I would be interested in possibly partnering with her and splitting the profit ,she's even willing to possibly contribute bring money to the table to work out the deal. She has a 0.30 acre lot zoned for a residential home (there was a home previously on the lot but I believe I was fire damaged) New Construction homes in the area are going in the 900k to 1.2 million range. My question is what would you do in situation. I honestly don't know the first thing about new construction homes and ive only done a few rehabs but I id guess that if no money has to be paid to acquire the land then there should be plenty of equity to be had. I originally contacted the seller with the goal to wholesale the property but I don't think you can wholesale a partnership agreement. So im looking for some feedback from anyone who has new construction experience or experience in the rockville area. Is partnering with the homeowner a good thing ? Any feedback would be greatly appreciated

@Dave Perl great job on the Reno ! strong rental area, I do think its slightly price high for now .Seems like that 150 to 160 range seem right 

@Tim Youse is exactly right about the Patterson park comment

@Henry Birt Day I just went through the same thing . Left town for 2 days and they broke in claiming they had a lease. Broke in and changed the locks at 4am totally destroyed my back yard with a moving truck all in 2 days. Called the police they told me to go get an eviction. Spoke to a lawyer told me to press charges for criminal trespassing and theft via destruction of private property and to file a peace order. file it went back with the police got them out and police told me to "secure the property" board it up until the court date. 2 days later I get a call from the people who broke in saying that they want to get their stuff called the police and they were allowed to get their stuff court date came next Monday . basically told the judge what happened and that was that . took a total of 7 days had them out the house and had it secured on day went to court day 7 and that was that. Ive been told that actually getting the court and the police to all do their job is rare in Baltimore but that was my outcome

@Ian Barnes that's great advice , I was looking to offer them something at first I offered them like 250 and something for a moving truck but after talking to him I see that they were looking big bucks like a 1000 and I wasn't ready to part with it. honestly something snapped in me a few minutes ago and I went from being pissed off to just wanted to sink my teeth into. I spent the whole day at the court house with a lawyer and I think I made some good progress with a great judge. I filed charges for criminal tresspassing then got a peace order. that essentially forces the police to enforce the order for 7 day and it's not only a requirement to stay away from me but my real property as well. i do you have to go to court next Tuesday but next Tuesday is a lot better than 60 to 90 days I'm hoping once I get the guy out there then the girl will just leave as well. also my insurance covers me because I filled charges. so I'm feeling a bit optimistic I know they will probably be some damage to my property but if I can get them out of the property and under 10 days then I consider this a win especially since this is my first time experiencing this.

@Ozzy Sirimsi it's in the Parkside/Walther area @Joe Splitrock I called my lawyer and spoke to another one from the city , turns out it's tresspassing but they did try to push it civil and sent me down to the court house to speak to someone about eviction but they came right out and said that this isn't landlord tenant they told me to press charges for tresspassing and theift( damage to real property) so I'm doing that now then I have to get a peace order then the police will do their job apparently.

I think that they are the scammers , I was literally gone for 2 days , the next door neighbor saw them but didn't saw anything they did tell me it was 4am tho , so I know they are the scammers, I have a permit for some electrical work so other than cutting the power I'm a loss , I think I'm just going to show up with the police at 7am and cut the power and go from there

hello bigger pockers I am working on a flip in Baltimore MD , we've just completed everything and have it listed on the market, I'm there almost every day and evening after work. I leave my house for 2 days to go on vacation and magically there are trespassers in my property claiming they signed some type of fake lease agreement with someone fake. Any advise? my lawyer says that it's not a Tennant landlord issue cause they we're never Tennant's they just broke in. Any ideas on how to get these people out of my property , can I call the police and press charges or just show up with a cleaning crew and a dumpster. I'm really not trying to go to the eviction process since ive never even had this listed as a rental

@Andrew Johnson Dogs with Fleas!! i understood that perfectly . i recently found a deal that fit my criteria but like you said few were A's Some Were B's and some were C's but C's don't bother me. I missed out on that Deal Because i did not pull the trigger fast enough. @Mark Allen that's the exact type of markets i'm into i'm from Baltimore so i love the value that small to medium markets offer . @Ozzy Sirimsi i have spoke to a few banks one suggested that id probably need to bring another partner into the deal which way more positive than just saying no , But i am going to look into more into auctions and look heavy into tax liens in Baltimore maybe that way i grab 7 or 8 at a time.

I have been investing in the Baltimore area buying rentals cash then rehabbing them and doing a few flips to feed my rental growth and generally cutting back to save. I have realized that its a very slow ,time consuming process and also it gives me no leverage as i am paying cash. Its such a slow way to scale so i have been looking into the multifamily space but from what i have been seeing and the people i have talked to i do not have the net worth to qualify for a loan. So i have been looking into a Single Family portfolio possibly with owner financing (i like to get creative!) Me and my business partner have somewhere between 250k to 300k and my business partner's credit score is perfect i am working on mines. Question is , does anyone have experience with or heard of any types of deals like this? I have not seen anything like it or heard of a deal like this or seen questions come up about this in the forums although i have seen some Single Family portfolios for sale. We would probably at minimum be looking for 30 units or more.  question is am i chasing something super rare? or are deals like this more common but possibly in other markets, i would love to get so feedback
