id say @Eric Masi is right about it being a D class area but it all depends on your investment strategy. the area isn't great but if its about cash flow and the price is right then maybe. I own a property in carrollton and its can sometimes be a headache but it cash flows great and i got it dirt cheap so i consider it a great investment. just dont over improve it cause you wont get much on the resale

unless you find an off market deal it will be hard to find something in those areas in that price range. id probably take a look at charles village like @Ozzy Sirimsi suggested. charles village , station north , you might get lucky and find something in Patterson park . Personally i like parkside/walther and belair edison. But it all depends on if that 150k is cash or are you going to get a loan on it

@Kendra Rodwell I think that @Joe Norman is absolutely correct  although I would say an AVR of 120k instead I’m only in my second year of full time investing but I noticed that “flips” between 40k and 70k do tend to sit longer my first two flips were like what youre trying to do and they took forever vs a flip that I’ve just completed I had interest even before the house was complex and that was at 137k. Also don’t limit yourself on the budget I’d say that’s one of the biggest things I regret in my first year. I paid a lot of cash on a lot of small deals  ( purchase price 20k rehab 15k selling at 50k to 60k) but if I would have just learned to leverage sooner I could have made so much more . I’m in the same boat as you I’m looking for Hard money to better leverage deals as well as private money just make sure your not afraid of the deal and don’t limit yourself to much

I like Belair Edison and Walther as well I have a total of 6 properties and I feel that the 2 properties I have there are my best. Rents are strong. I have a newly renovated 3/2 that's rented for 1400 and I just finished one on parkside drive that I might keep that I know would rent for 1200-1400. Baltimore is really block by block but as far as bang for your buck while still getting a quality tenant goes Belair Edison is great. I also like waverly and cedoina as well.

Hello I am doing a flip in Baltimore in the belair Edison area and I wanted to know if any of my fellow investors from Maryland have any suggestions for insurance. Any advice or referrals would be great!!

Well then I probably would suggest cedonia , belair Edison, Gwynn oak garwynn oaks ,waverly those are decent areas you can get properties in those areas rent ready for those prices , I just sold a light rehab I completed for 120k in bel air Edison and they have it rented for 1550 with an A class tenants so it cash flows for him and it was 100 percent rent ready for him . I'm working on another one as well. I usually suggest tho always go for a minimum of 3/2 (half baths are ok as well tho) finished basement as well. That always gets me 1000. Try to stay away from Patterson park canton and fells point . They are great a1 areas but are hard to cash flow because of high prices
