2016 we are starting our marketing campaign. I am looking for help on what to say on them in different situations. Ex: what to say on vacant houses or run down houses. Would the letters say diffrrent things?

@Taz McDole There are about a millions routes to go with this. The key is to always educate them, don't come off being pushy and only wanting to buy their property. If you can take them to a warm spot on your website that talks a little about you so they can put a face to the letter. Man it works big time
