Winter Garden is a super hot area. Doubtful you'll find any good deals on Multi Fam's but if you can find a good deal on a SFH then snatch it up right away.

Detroit is very similar to owning a boat, the best 2 days are when you buy it, and when you get rid of it lol

In Orlando & Central FL if you stick around the $75-150K price range you can achieve 1.00% - 1.25% sometimes. Anything more than that you’ll be in the 0.75-0.50% range. 

To keep it simple just look on zillow/trulia and orlando realtor website for market info and average property price/value and what the median rent is. The best zip codes for the best percentages in Orlando will be 32805, 32811, 32810, 32808, 32818, maybe 32835 and 32809

hey Karen what company did you speak to already and which development are you looking at? Different companies specialize in certain communities. 

Short Term rentals are definitely a different element compared to long-term (family) rentals. 

With long-term rentals, you are really only responsible for 4 things: Taxes, Insurance, Management, and HOA (if there is one).

With short-term rentals, you are responsible for those things but also things like pool care, lawn care, pest control, electrical, cable, furniture maintenance, dishes/towels/utensils/etc, cleanings, (you see where i'm going with this), essentially you are operating a hotel. 

The pro's of short-term rental is being able to rent for $100,200-300/night or more.  

Short Term management runs between 20-30% per booking and sometimes a monthly marketing fee of $99-125. 

Long term management on average is 10% of rent. 

Soooo long story short, if your goal is to use the property a decent amount of time, you will at least break even & cover ownership expenses with short term rentals (possibly make a few bucks).

Yes that's an Orlando / Central FL specific decision. 

3 primary reasons SFR's better than multilfamilies.

1) Easier exit strategies 

2) More availability / inventory 

3) Better ROI & equity generally speaking

Multi Families are pretty rare throughout Central FL. Large condo / townhouse communities are obviously the most common things. I grew up in MA so I know up there triple deckers are very common but even today I bet you won't see many being built. I'd take 3 SFR's over a triplex any day of the week anyways.

Just form an LLC on one of the 200 websites for a few hundred bucks.

In terms of an accountant, Harding & Bell Associates are great and Attorney's Manzo & Associates are good.
