My Broker Price Opinion do you mean create a market report / market value for properties?

REO’s are nearly impossible to get at good prices anymore, the inventory is so low that when one does pop up it has a ridiculous amount of offers from every angle. Don’t be afraid of a rehab if you have a good crew and pieces of the puzzle organized, the only way to really get a good deal in this market these days without spending $25K a month on Seller Marketing is finding a fixer upper (wholesale usually).

It's best to take advantage of a wholesale priced property and get it rent-ready, then re-finance to the max LTV and do it again! Makes no sense to get all your capital tied into 1 property with the ability to pull it out (plus the cash on cash ROI will be extraordinarily higher on a mortgaged property)

There's quite a few different groups that get together from time to time. If you're interested in learning the business start with diving into as many podcasts & youtube videos as possible

Make the clear distinction between your primary residence, and investment property. You will not get any positive (or barely positive) cash-flow from new builds in those areas. 

Focus on either your primary, OR investment, do not try to mix the 2 because you'll only keep going in circles and not get anywhere. For primary residence, those areas are very nice. For investment / cash flow properties, 32810, 32808, 32811, 32818, 32805, 32839, 32835 and 32809 will be your best bets.

 I've met and dealt with more licensed agents who know less about real estate than my 2 year old golden retriever. Bt yes Always good to work with a licensed agent.

biggest thing is to learn by doing, put a gameplan together and start executing, the longer you wait the more you're gonna miss out on.

hey man definitely a TON of opportunity in Orlando, rent-to-own is pretty much out of the question as @Rachel N. mentioned but just keep it simple and find some deals to rent-out or flip after you get settled and have your financing lined up.
