Looking at strong markets on Forbes, Nerd Wallet, here, etc can help you get pointed in the right direction. I would not try to fight that impossible battle in NYC unless you're related to Saudi Royal Family or something. Orlando has been an awesome market for good cash flow & capital growth the past 5-6 years and getting better by the day.

How old are you? 

If you have no problem living in your parents guest house I would 100000% do that!

There will be little difference between lenders in terms of programs, it will really come down to the level of service you receive. Carl Russel with Federal Savings Bank is a good dude to talk to

Moving rugs over cracked flooring, photos in front of holes in the walls and blinds down over any cracked windows is always an easy fix also :)

Not a whole lot you can do, it’s an appraisal, structural things will matter the most, not cosmetic stuff, comps will be big factor

Extremely targeted & personal letters, this social network that begins with F and rhymes with Racebook is a good tool for finding people and door handle flyers, do not cold call and cold knock.
