Greetings again BP,

I have recently looked at a house in Columbia SC and it has a pretty bad case of mold growth.I did put an offer in on the property and a strong one. I know there are several options when dealing with mold especially if its the bad stuff but I was hoping that some Columbia SC investors might refer me to some folks who deal with this sort of thing. Really excited and hopefully I win the bid and get the contract, but I wanted to start getting things lined up before that happens. Thanks again!

Greetings BP,

I am reaching out today in hopes that some fellow Charleston SC area investors could refer me to someone who is a reliable trustworthy and quality general contractor to do some repairs on a multi family house that I just got under contract. I can do quite a bit of the work myself but there are a few items where I do not have experience and would like to have someone else take care of it for me. This is my first rehab project outside of the home that I live in and I am pretty excited about getting the ball rolling and starting out.

Luke, Just curious as most new investors are, how do you help people purchase properties? Are you a wholesaler or agent? 

I am looking in columbia right now myself and actually just put an offer in on a property from the MLS, doubtful we will get it but if you know other properties I would love to chat with you about them.

Looking for SFH or Multi up to 4 units for buy and hold. Would consider a flip but there is not a system in place yet so it would be rough. Thanks

Hey Robert I am a new investor who lives in Charleston and I am trying to start out here and I can share a bit of what I am experiencing. I have mainly been looking and smaller SFHs and duplexes around the area and there have been a few deals I found on the MLS. (This is probably my issue) What I am experiencing is that the market is so full of people coming here looking to invest that the prices of deals are getting bid through the roof. For example I have come in twice now with cash at full price and I have been out bid and not by a little bit either.... So if you have an alternate method of getting homes ( mailing campaigns or something else) you could have some luck but if your going to try MLS you better be ready by making your first offer very strong. Hope that helps.

Traffic really sucks here too just an FYI. The amount of growth out paces the supporting infrastructure making it a nightmare.

Christopher Bunge Bianca Cooper I would love to talk with you about that market place and learn what parts of the city are transitional because if the properties will grow I'm all about it but they have to cash flow. I did have an agent up there ( no contract) but she is unresponsive to questions so I don't think it's gonna work. Let's talk
Bianca Cooper Christopher Bunge I was looking for multi unit buildings in the range of 60-150k. Still would like to check them out for sure but I just listened to a podcast that really turned me onto SFH for 40-60k. So those type deals. Really want cash flowing props but I want to make them nice so the people who will rent from me can have a good place to call home and not some slummy crap chute of a house.

So I have adjusted my target market from Charleston SC to another area in the state. I want to buy a multifamily property or a SFH that will be a good buy and hold property for a few years. Its also recommended not to buy a house in anticipation of appreciation of the value, but rather to buy one that cash flows. That said, I believe there is a nice little mix of the two where you can have your cake ( cash flow) and eat it (appreciation). I began looking at the demographic of this certain area and I was hoping that some of you all might share some successes or little tips about what trends or income values to look for. What I am finding right now is nice units that are located in primarily low income areas dominated by certain demographics. I guess my real question here is what matters more, the demographics or the median income value of the areas i am looking for?

I dont want to buy a nice home that is located on the fringes of hell and I think that those two factors can hell to determine that. However, living in Charleston I have seen a renaissance/ revitalization of certain areas that might have once been considered hell. Second question would be what sort of things can you look at besides the demographics and income and google street view to make a better decision.
