@Kathy Stewart  You might want to consider looking into traveling nurses and medical professionals as well for the short term leases. You generally can get higher rates on those folks and the type of people you will be dealing with is very high quality tenants. Airbnb still has its fair share of "riff raff" that sometimes slips through.  

We have also had success reaching out to companies in the area that are looking to house executives and or and candidates for hiring. The key to doing this is making sure that you have ROCK SOLID reviews and offer more than the basics, but I am sure you are aware of that already if your having successes with airbnb.

I do airbnb with 2 of my 3 properties. I would say that if you have the personality to deal with multiple requests and many many people and the constant cleaning and turnover then its wonderful and can be rewarding. I love it! If you do not like interacting with people and really going that extra mile to make people happy then you will be miserable in your efforts. @Account Closed

This is the kind of crap that you can prevent by screening all the people you accept into your property.

Thanks for the info. I will certainly consider both options. Depending on the number of applicants I have it could go either way. I like when things are quick so option two is already looking good.

@Jennifer Bennett very good advice and I like the idea of giving them the criteria for renters. 

@Mike Nicholson yessir I will keep you posted. The main reason I am managing this one is it is just a few doors down from my current residence. I figured It would not be that difficult with that sort of proximity.

Hello BP

I am closing on my first rental property June 13 which is approximately 1 week away. I just wanted to ask how current land lords are doing tenant screenings and if there are any services that you would recommend. Are some tenant screening services better than others? Would you rather do the checks yourself or use services? Any Advice would be greatly appreciated.

Details of property are:

2/2.5 at 1200 sqft in Beresford Commons Town home community. HOA 300$/month and rent rates are about $1400/ month. Home should cash flow pretty well and the area is going to appreciate very nicely over the next couple of years.

@Raj Vachani Thanks for the information. I will look into those sites. I am trying to figure out my 401K right now because its my current employers offering so I don't think I can change it to a self directed yet, but I am looking for a place to park some other funds I have as well. I don't have much experience in flips or rehabs yet so I figure that sort of investing could be good in the meantime. Ideally i would find a JV opportunity with someone who has that sort of experience and it could go from there but that can take time to find and build that relationship.
