@Russ Scheider When is the investors happy hour going to be? I would love to come and meet some more of the folks in this area. Just yesterday had coffee with two investors who are doing big things here in Charleston and it was great to be face to face instead of in these forums.

My advice would be to come up with a plan that you believe would work based on sound research and planning. Combine that with some ability to extrapolate possibilities of future results based on decisions you think would be good and have many exit strategies. THEN pull that trigger.

Have you considered adding another partner to the deal? Perhaps you could find someone to fund the project. It does cut into the margins but a reduced profit margin is better than no profit margin at all.

Charleston is a great place and the courses at kiawah island are top notch for sure. Keep us posted on how the deal turns out or if anything changes.

That sounds like it could be an interesting opportunity! Is this in a location where you could potentially utilize the short term rental services? Might also want to check in the HOA/COA to see if they permit that sort of use because if you had the opportunity to do short term rentals in an attractive area you could really clean up! My buddy does it here in Charleston SC and he freaking kills it.

Greetings BP,

I am a new investor and I was curious to know of some companies or investors who are actively seeking investors. I have a self directed 401k with a fair amount of cash in it ~50K and I was interested in seeing what investors and or companies I could work with to beat the laughable returns I am getting in the stock market right now.  If its not too much trouble could some of you seasoned pros assist me in finding some outlets for that by either referring me to someone or telling me how to find such outlets?
