Post: Direct Mailing Owners Charleston South Carolina

Hello again BP,

I am very new to the real estate investing but I have been learning a ton of things about the steps I need to take to start the process and get my first deal. Lately I have been driving around some of the neighborhoods in the Charleston, North Charleston and West Ashley areas writing the addresses of distressed and or vacant homes down. I have found a ton of them, but that is only the start and now I need to follow up on these leads. My questions/needs for those who are active in this market place are:

1) Have any active investors in this area tried mailing the owners or the people who are listed as the owners on the county assessors website? If so, how did that turn out?

2) What sorts of things should be in the letter that you write to these folks besides " hey would you like to sell me your house?" If you can point me in the right direction or give me some advice or some things that might have worked for you in the past please do, I would greatly appreciate it. 

3) If there is a better way to sniff out these owners and you feel like its not too much to share please give me some pointers. 

I will be trolling the forums pretty heavily this weekend to get the answers but I figured I would throw out this line and start a conversation and who knows where it could lead right?!?. Thanks again for all your help and I look forwards to seeing what you people are doing.

@Troy Gandee I believe I have passed my information to him already thanks for the recommendation though. 

I am doing a little more research and driving to find properties and doing tax searches to find owners and  really getting familiar with the processes involved in buying and then I will make my move. Also very open to working with wholesalers. Looking for properties under or around 50K that I can turn into rental for my first one.

@Russ Scheider thanks for the input. I am really going to start driving more and covering some serious ground to get this ball rolling. The little details you share are always helpful and tomorrow I will begin fielding the list I put together to try and find the owners of the properties and see how motivated they are. As soon as I find a deal believe me I will be dialing your number and running it past you. I am very excited about putting together my first deal and I am happy that I am finally in a position to be able to do so. I have been trying to get into this field for 5-6 years and the elements in my life just were not in line, but now they are. 

@Brock Adams Thanks for the reply I do appreciate it. I have started the networking process and joined a few groups in the area already. I will be going to the meetings and mixers to figure out who is who and see what and how they are doing it. There is a ton of really really god information on this site and I have just scratched the surface. The pod casts are full of juicy details and are already helping with many aspects.

I am a new highly motivated investor to the Charleston SC area market and I am looking to learn all that I possibly can. Greetings to all,

I have a pretty general question about how to and where to start the research on potential deals. 

I drove around the area in Charleston today and saw a ton of what I thought were potential projects. Most were vacant or appeared to be vacant and so I wrote down these addresses. Pretty exhaustive list actually hopefully one of these is worth a shot. 

My question is where is the best place to start digging for information about the properties that I have found? I know I need to do a title search, tax liens if any. I know there are many active investors in this area who have gone "driving for dollars," and I wanted to ask what you all did. I am digging through forums and books and there are so many different approaches so any advice would be much appreciated.

Greetings to all,

I would like to introduce myself to the community of real estate investors here at BP. My name is Chris Armstrong and I am young professional in the Chemical industry in Charleston South Carolina. I am looking to make a complete lifestyle change by transitioning into real estate as an investor over a relatively short period of time.  

My areas of interest are flipping houses,building a large portfolio of rental properties and even wholesaling properties. Honestly I just want to learn.

Hello,

I have a general question about the best way to move forward with the resources that I currently have. I am split between two paths and possibly some of you seasoned people have made this decision already in your journey. One route could potentially take much much longer than the other, any comments about experiences are appreciated.  

I have about $40k in cash and I have access to another $45K in 401K (last resort). 

I would like to know if it would be a better route to start out buying a rental property and establish one passive income source and channel that money into flipping houses or should I start by first flipping houses to build money for rental properties?

My long term goal is to own enough rental properties to generate a sufficient passive income stream to equal the amount of liabilities I have, then grown the portfolio of rental properties.
