Hello BP Family!

I am looking at a 9 unit in Columbia in what looks to me like the Old Shanon area/Forest Hills. It's near Kirby street. Is this a good location?

Is it common for the owner to pay electric/water in the area? Any idea what the prevailing Cap Rate is in the area or types of renters? Is it mostly students?
