Sure,

I have @Tyrus Shiversmanaging the property through AMS Property Renovations, LLC. Another person did the lease-up because at that time I thought she was taking on more properties to manage in that area; that changed right when mine was ready to rent but she agreed to lease it up.

This unit has been occupied for almost 3 months.  So far so good.

Congratulations, Will!!  After the shocks wears off and they are finally GONE... I'd  love to read the play by play of what happened in court today.   I really think you could write a book about this saga.

based on both your analysis and Eric's and just doing the 50% rule the cash flow looks very good. Im curious what zip this is in. I have property in 21223 that absolutely is for cash flow only.. still learning the city and i thought that properties with market value of around 100k would have some appreciation aspect to them.

@Account Closed I still don't know Baltimore City and County very well - learning something every day - but as you probably already know, there's good and bad in both and it can literally be a block apart. I've found good ROI and properties that meet the 2% rule (search that here on BP and you'll find numerous threads on what that is, if you don't know already) but they are in risky neighborhoods. I would love to find the great neighborhoods that have as high a yield that are not class C or C---, lol, but those I believe are the true off market deals that you happen to snag at a buy price that makes it a no-brainer.

Types of investments or business (fix and flip, wholesale, house hacking, NPN, realtor, buy and hold, etc.) :  Realtor licensed in Maryland; landlord

Types of Properties:  rentals and rehab flips.

Target areas, counties or cities:   Baltimore City/County;  Howard/Montgomery, Northern AA and PG Counties

Do you invest in or out of state (or both): in Maryland only at this point

What are you looking for: houses to flip, more private money. I have a current private lender who can vouch for me! Also - real estate clients; I want to expand the license side of my REI business

Why should others contact you:  

I'm transparent and I don't pretend to know everything. I'm willing to ask questions and find answers from those that know if I don't know something. If you ask, I'll tell you what I think based on how it would benefit you, not me. I'm looking to build long-term relationships and clients; I'm not looking for a quick buck. I value loyalty but it's a two-way street. Your time - and mine - is precious so let's strategize on how to maximize it and not waste it. I have built relationships over the last 3 years in REI so if I can't attend to something immediately on your behalf, I have someone that will. I worked for a year, a month and 2 days on a listing that was a total wreck.. but it got sold!

This was a no go - someone else got it. I have not followed HUDS since because I had other things on my real estate plate. A goal of mine for the summer is to get up to speed on HUD bidding (I have the summers "off" as a teacher).
