Rehab is rehab whether you plan to rent it or sell it.  Ditto @Ned Carey's sentiments above.  Your costs may be more or less depending on your market - J gets into all of that.  The breakdown of what is involved from a money/time perspective cannot be beat in these books.

The off market properties are mostly coming from wholesalers.  Are you able to analyze and perform due diligence on all aspects of the rehab process?  If not then a Realtor would be in your best interest.    I find that most listed properties are not within the parameters investors need to get the returns they want (i.e., priced too high)... those that pop on immediately are snatched up.  A Realtor may be able to help with that

Jeff...dont know if you know this or not so I will share that if you plan to rent section 8 you cannot have a boardup on one or both sides of your property

I refi'd  the two properties into 30 year fixed Fannie Maes at 5%.  There were in my own name because that's what it had to be to get the best terms on conventional financing so my thought is to "use up" all the conventional financing I can get. What I lack knowledge on is how these 2 income streams now factor into my debt-to-income ratio so hopefully I can continue along this path until all that conventonial financing is used up.

Brian - check out the Hub City REIA up there in Hagerstown. Also there are some groups that meet in Frederick but I cannot remember anyone's name here on BP at the moment. Love Frederick, lived there for 8 years and almost went to Hood for college eons ago.
