Welcome.

I would suggest narrowing down the area you want to flip in to one or two zip codes.  Just doing this will laser your focus onto your goals.  I agree with a lot of what @Paul Timmins said about going to REIAs. There is a REIA in Southern Maryland... @Ned Carey can give you the details.  This (the REIAs) is where you are going to find people that can answer your questions at the local level.

I guess one question I didnt ask and should... ballpark estimate on cost? 

The house is about 1800 sq ft colonial single family.home. if that gives you an idea of the footprint.  Think (if facing the house)  center is the body of the house... office off to the left... 2 car carport to the right.  English basement.

wow.. thanks so much for the detailed reply this is helpful. Exterior measures were taken about 20 years ago and the moisture issue comes and goes.. literally years can occur between. So I believe the homeowner will only consider .. at this point.. interior trenching.  Look for a PM from me.

Hi!

I live in Maryland and have family that may be installing a sump pump/interior drain system in their unfinished cinder block foundation basement.  The house was built in 1968.  I know nothing about this trade of construction.

Questions -

*  Do you have to have a French drain (and are ALL interior drain systems called French drains or is there something specific to that) with a sump pump .... or can you have one without the other?

*  the basement is completely empty except for mechanicals and w/d in one area.  How long would installing an interior perimeter drain with sump pump take?  Just the sump pump?

* What are some questions that MUST be asked when collecting bids that the Average Joe & Jane would not think to ask about a job such as this?

Any other suggestions, advice is appreciated.  If you know licensed workers that do this in Montgomery County, MD area please PM me the contact information.

Hi everyone, 


I know someone in my family who may need to install an interior French drain and sump pump in a SFH unfinished basement. The basement is unfinished & completely empty with only the furnace and washer/dryer/utility tub present. There may also be some bracing required in the basement.
Any recommendations are helpful. The house is in Montgomery Co... Very near the Howard Co line. 

Looking for fair prices with ethical work.

the "bones" of the house look solid so once all the crap is gone you will be able to fully appreciate that they didnt pour concrete down the pipes etc., which really I was expecting something twisted like that. Blows my mind that they somehow procured a motor home and are living around the corner. Wire that house up with a survallence (i know thats not spelled right) system so you can catch these whackadoodles should they try to "avenge" their clearly mentally deranged behavior.

Like others, I'm curious.... what is your legal responsibility to their crap?

Congratulations!!!! Hopefully you went out and celebrated like crazy!!

And lastly..  when is the book coming out?? ;-)

Welcome to BP - this is an awesome website and resource for you.  I'm also a Realtor in Maryland.  Wholesaling.. well, you'll find through using the search engine that that type of real estate play may be problematic for an agent.  It's definitely a gray area.  Use the search engine here on BP and set up some keywords for topics you want to know more about -that way you'll get links sent straight to your email (I'd suggest setting up a separate email account for BP so your "regular" one doesn't get inundated with forum links, which it easy can).
