Arktavious Sally - I want to wholesale REOs as well. A newbie here - may I ask if forming the LLC allows you to assign it to an end buyer presumably because banks will not allow an assignment clause in the purchase contract? What is the advantage of forming the LLC to wholesale an REO? thnx for your time

Hi Paul,
Newbie here also, from Laurel. We can't do the expo this weekend due to previous plans but my hubby and I did join MAREIA two weeks ago - meetings are on their calendar with regularity and it's in Owings Mills (right near you, I believe). I dabbled with getting into REI about 8 years ago and I learned from that experience that a LOT of what you can learn about REI, you glean from awesome sites like this. MAREIA is good for face to face discussions - went to a deal connection meeting last week - didn't have a deal but learned so much from watching those that did have it completely dissected and analyzed. I've seen Ned's posts on the MAREIA forum as well.
We are looking at potentially investing in Baltimore for cash flow as well. I'm trying to read and learn and listen and learn for a quick bit before pumping the cash we've saved into something. Much success to you!

will be generated after contract acceptance." Can I interpret that as this listing is open to assignee language in the contract?

Chris Calabrese - UMCP covers so much territory you'd know better than I - what radius outward from the main campus/ what ZIPS are considered close enough to the campus for student rentals?

Hi - I'm Christina and I'm a Maryland native. Have always had the desire to get into RE investing and at the ripe old age of . . . . (somewhere slightly north of 40) . . . my husband and I have decided to go for it. Our long term goal is to have 50K - minimum - passive income yearly from real estate in 10 years (which is when our first child will start college). Our immediate year goal is to acquire one cash-flow rental this year in Baltimore (by that I mean we're buying for cash flow and not for appreciation). Our 6 month goal is to have wholesaled one property by December 31st. We just joined MAREIA and are combing through the web and fortunately came across BigggerPockets and here we are!

We're looking to build a buyers list. Email me your ZIPS and your specific property types that you look to purchase, whether you buy to rehab and flip or to hold, and your contact info if you are interested in being on our list.

I think the first thing I would like to know from you out there is if you are given $300 a month to spend on marketing, what is the ONE thing you would do with it to maximize your ability to get that first wholesale deal? That's our budget at this point for marketing - so any guerilla tactics that work, please let me know.
