@Nadir M. Without seeing the pictures or knowing the comps in the neighborhood that would be a good guess. Usually if it’s at market I would expect to see at least one person submit an application at this point.

What do the comps look like?

@Marci Stein I switched to apartments.con but have had a terrible experience so far with the migration. The customer service rep never answers and wasn’t able to help me with my issues I was having with the platform so I might be switching out of them

@Peter Morgan use what you know right now. We know the market is generally still competitive and a sellers market. Since real estate is hyper local I can’t tell you if you’re seeing the shifts we’re seeing so if you know you need to sell and aren’t worried about where you need to stay after the fact than my advice would be to do it now.

We don’t know where the market will be down the line whenever you need to move so if you’re going to sell no matter what happens then my suggestion would be to do it now barring any moving/logistics issues

@Kosh Vokter definitely do not give them anything until the end of the lease and they both move out or you’re opening yourself up to a bad situation if the person who stays messes up the unit

@Alex Gamino network with lenders. It takes time to build a relationship and for them to trust to give you 20% down if that’s not the norm for your area.

The only way to really use your property to invest in the next one is to create forced equity by upgrading it and refinancing it. I’m not sure what kind of condition it’s in so that’s something you would have to determine

@Maxim Yershov pre screen always. Create a Google form to send to all applicants so you don’t waste your time showing it to people who are not qualified and don’t spend hours on the phone

@Jermel Kindred you could also choose which unit needs the most work and move into that one if you don’t expect to live there long term. That way you can upgrade it and rent it at the high end

@Ryan Knutson use the standard free one and add additional sections that you feel you want. It’s a learn as you go process so you may not know of anything to add at the start

@Jayden Hamilton you’re pretty much stuck with the tenants you buy into. All you can really do is make sure rent roll is up to date
