Selecting a tenant to move out of duplex.

Looking to move in one side of a duplex and wanting to know the best way to select a tenant to vacate. One tenant has been there several years and pays 750 and the other tenant not as long who currently pays 850. Ideally you want to keep the higher paying side but you also love the longevity of the tenant that’s been there awhile. Looking for advice and/or resources to help with the selection process. Thanks.
