@Jeff M. It really depends on what you plan to do if you sell it? It cash flows so at least you’re not losing money so now you have to weight the return. Will you get a better return somewhere else?

Sure taxes suck over here and rarely, if ever, go down so then you raise rent but if it’s too much of a hassle for you then you have to decide if you would rather sell it

@Syed Naqvi it’s always the right time to buy as long as you find the right deal. If you’re in it for the long term and can find off market deals then you should always be prepared to buy if you want to do this for the long haul

@Mike S. I really dislike apartments.com. Service is terrible and it’s not as fluid to list rentals but unfortunately you get what you pay for

@Rocco Swinney luckily this is all workable. If you’re going to take on the PM yourself then just work out the schedule with the tenant and contractor.

If you’re working then see if the tenant is available and if they’re not then just keep trying to reschedule.

If it’s not urgent then it can wait a day or two for one of your schedules to align which is what we have to deal with when we self manage vs hiring it out so that either you or the tenant is home

@Kwame Essieh it all comes down to the numbers and what you’re looking for long term. Either way your doing it right, selling assets to buy assets is always great but what are your plans long term?

Do you get any intangible benefits from real estate vs stocks that you can put a number on?

@Rob Duhon if what you’re doing works for you then you wouldn’t be thinking about what else is out there so I think that’s your answer.

The main advantage to multi is economies of scale, it’s just more efficient and more return for the money you invest due to the multiples of tenants/apartments

@Alvin Gonzales I know you said you don’t want to house hack, but in this case that is really your ideal scenario if moving out is really that important to you.

In your case I would definitely not buy a personal residence if you’re looking to start your investing journey

@Nitanth Vangala cameras are grate, have you tried putting lights in the unit on a timer so it doesn’t seem empty?

@Cole Agnew it depends on what you value more. Having tenants long term or making as much as possible. Charging for things like this will likely cause the tenants to be annoyed and might cause then to leave down the line

@David Li just like with anything it is what you put into it. If you want to just observe and get used to real estate jargon then just start including yourself in discussion.

If you’re looking to learn about a certain topic then prepare some questions to ask people that are there.

Not all meetups are the same but generally investors gather up to talk casually about their experience/deals/ honestly anything real estate related.
