@David Nguyen from experience if you can qualify on your own then put it under your name or at least talk about an arrangement for a prenup if she’s going to be putting in cash on the deal.

It just makes it simpler if you’re both not on it if you’re able to qualify for it

@Craig Litchmore the lease should outline this for you so make sure you add it going forward. You may have to cover it this time since it sounds like it doesn’t

@Matthew Grebeta it sounds like the debt is causing stress in your life and the main goal is to get rid of it or at least that’s what it sounds like

If that’s true, then either find a way to pay off the debt or just sell the house and go to the RV if that’ll make you happy.

It would be financially a better idea to keep the house and find anyway you can to pay off the debt with other income but if that’s not an option and you just want to get out from under it than just sell the house.

We all ultimately work to have piece of mind and if having that house isn’t giving you that and keeping it in the future won’t help you than sell it and work on building a stronger financial base so this doesn’t happen again

@Darlene Oliver do you know what the market around you does? I would look at other buildings and see what they do, but typically it’s probably easier to just raise rent unless you can sub meter.

@Paul Bloomfield I used speed queen. They usually go for around 1200 by me per machine but it’ll pay for itself in a year or two so it’s worth it.

@Ayana Morali absolutely get a professional. If they’re not looking for your best interest the

1- you didn’t find the right one

2-you didn’t explain your situation well enough

I think at this point you don’t know what you don’t know and using a good accountant will. They’ll help you when you didn’t know they even could so I would highly recommend one

@Hannah Trueblood I would just introduce who you are and why you are writing to them. You aren’t going to build rapport in a letter so just be direct, they might call you or they might not depending on their situation.

The probabilities are low that it works out from this one letter so if they don’t call just keep sending them a letter once a month or every other month if you really want it.

@Cory Lucas usually cash for keys is the last resort instead of an eviction. Sometimes when people get an official notice they see the reality of the situation and might take the move out more seriously.

If they happen to not care about it after the time expires then I would offer a cash for keys at that point, but that’s just what I would do if I was in that situation
