When buying an apartment complex, do you still need to screen the tenants in the units renting with the previous landlord? If so, how do you get the information from all the tenants? What are the documents and information I will need to ask for from the landlord trying to sell? To make sure I don't get into a bad deal. I've realized some landlords have qualified tenants that I would never let live in my properties...

When you are buying an apartment right after getting your LOI and PSA agreed too you will get all the information for the property. That information includes leases, t-12 (usually), rent roll etc. Even though you do not screen the tenants during your due diligence period when you look at the rent roll that should tell you who has and who is not current with their rent. Obviously if they are behind on their rent your plan would be to get those tenants out and rent them to higher quality tenants.
