@Louis Zameryka I would ask about the tenants and how long they’ve lived there, any recent updates they’ve done and why they’re even selling in the first place. Also if they have written leases

@Dakota Cochran like everyone has been saying if you can get better terms since that’s high I would under the condition that I would reinvest that money. In my opinion the only time you cash out refi is to reinvest it, otherwise it’s a waste vs doing a traditional refi

@Nick Grewe if you’re worried about it then are you still in attorney review where you can ask to make the stipulation that you won’t close unless it’s vacant?

If so then I would do that as soon as possible

@Caleb Smith i get this all the time. The heat is above legal standards and they still complain about it. It sounds like you a pro already go out, they said the furnace worked but did they check the thermostat and comment on the temperature at all?

If so and everything checked out then it seems like an empty attack just because it’s not up to their personal standards.

I would ask for more evidence like a pic of the thermostat when they say it’s too cold and ask the pro to do the same if you ask them to come out again to make sure it really is fine, otherwise just let them go and find a better tenant as we head into the spring market.

@Danielle Zamarelli how many units are you working with? If it’s a small number apartments.com is free for what it’s worth but I would make a switch if you’re scaling at a larger pace

@Mario Morales it really depends on what your goals are and how much capital you have. If you have a lot of capital on hand and can wait for a few months to go through an eviction then that should give you confidence to file.

It’s unfortunate that they’re always paying on time since it makes it tempting to just keep them but 500 is a huge amount so if you’re willing to go through the headache of an eviction and possible damages that you’ll have to repair because of the goals you have then thats your answer.

Just make sure you are comfortable and have the capital on hand if that’s the route you want to go through

@Edith Yuh you’re just asking for trouble here, if they can’t afford the move in fees then what makes you think they’ll be able to afford the rent moving forward especially if they’re not from the area?

Your unit is empty right now so why take the risk of having a problematic tenant so be a bit more patient so you can find the right tenant

@Matthew Catanzariti you’re not crazy, that’s a valid point to look into especially with the work coming up

The questions you have to ask yourself is what will you do with the money (hopefully somewhere you’ll get a better return on it) and what are your long term goals?

Once you figure those out then you should find your answer

@William K. I don’t know the exact situation but if renters are behind as it is, how do you see them paying increased rent?

You’ll probably have to let them go if you want to raise rent, you can have a conversation with them but if they’ve been behind as it is then their actions are saying what you need to know
