When I did my first deal I got my comps from online websites such as Trulia. Of course, that did not go so well and the price turned out to be very high. Now I have a realtor who pulls MLS comps on a wide range of properties with rules like don't include properties crossing major highways, more than 5 miles away, has 'handyman special in the description'. My comps are getting better but they still seem too high on dilapidated properties. What should I do to get more precise comps? Could I add more MLS comp rules for my realtor to apply?

I've been using Twitter, Facebook, LinkedIn, hotpads, backpage, Craigslist, and many other sites which return me almost no leads. Am I missing something? Does anyone know of some good websites that have lead to a deal closing?

I've seen bandit signs out saying "8% return no risk" so I called them and they spouted some nonsense about mortgage backed securities. I asked a large amount of questions and it seemed to me they were completely brainwashed. It actually sounded familiar to something I heard from a self proclaimed guru.

Hello everyone,

I'm short on investors for my properties but I always get that one person who wants to buy a property with a bank loan. However, I have no idea how to do that process so I generally advertise "Cash or Hard Money Only". When these random callers come in I always turn them away and I'm starting to notice that I have ignored a huge opportunity. Guidance please!

I have seen lifestyles unlimited but I left Texas due to family matters. Their workshops are good.

Everyone here assumes I have 0 experience, I feel so welcome haha!

I've already done that first deal everyone speaks so ghostly of and I'm not about to jump into a liability pool without an entity.

Anyways, I'm going to reverse out of this topic since it seems there is more than solutions being offered. I appreciate the concern but please do not spam my threads with multiple posts and doubtful opinions.

While I'm at it, I have a few more deals open in Houston TX. One is a fresh renovation with a motivated seller needing to sell their $50k home for $32k. If anyone is interested, check the rehab section.
