I love the spirit here! I do mean $50.00 but because there have been so many great suggestions it has given me some good direction.

I do have an entity set up and I'm going to go after some construction grants. The court house fishing hole made me laugh because I know it is true here. In my area the investors are not pulling real estate prices up so these solutions are exceptionally possible for me.

What different mortgage types could help finance an apartment complex besides balloon/arm?

Any suggestions for exit strategies while we are it?

I've met a few people who have done apartments without their own money but want to sell their knowledge. I know there is a way to do it and telling me a bunch of negatives is not going to discourage me. Please only offer solutions if you have any.

I'm looking at apartment buildings for sale by owner, generally class C or D, to fix and resell or hold. My problem is I have $50 and know little about creative financing.

Please offer any solutions you know of.
