My marketing is what has lead to me to that $50. That is why I'm trying to figure what we did wrong.

What are keywords to avoid? Are words such as investor, we can, sell now, offensive to a large group of people?

Should marketing content be written in first, second, or third person format?

Out of curiosity, I'd like to hear everyone's opinion on the best marketing experiences to promote products and/or services.

Here are some things I've done

- Bandit Signs
- Post Cards/Direct Mail
- Personal/Business Website
- Classified Ads
- Newspaper (local)
- Online Networking (Twitter, Facebook, LinkedIn, etc)

I'm leaning more towards expensive newspaper ads and am thinking about posting to the New York Times. Outside of the newspaper I found that a business website is worth the expense if the design is not too outdated.

I look forward to reading everyone's posts.

I went to the one in Austin Texas but it seemed to be full of noobs; people less experienced then myself or learners who just yak all day. I really felt like it was a waist of money to attend after two years and I had talked to everyone there.

I've been thinking of closing the risk gap a little by taking some classes. I heard the local community college has real estate and appraisal classes. Do you think this would help?

Understandable, I will start by working with my realtor then. As time progresses I hope experience will fill the extra comp gaps.

Since I can't really go and look at the properties physically, how many comps could minimize the errors?

Amazingly, I found out that ugly, obnoxious, and even misspelled ad's get a huge return. When I started I would put out neon yellow plastic bandit signs with metallic/reflective black lettering. Every word on it was misspelled and none of it looked printed. I got so many calls it was hilarious.

Some of the calls were people telling me my ad sucked, some saying there were misspelled words, and others wanting to network. If you are savvy, every call can be turned into a lead ;)

Is there a professional, maybe an appraiser, who could give an accurate property value?

I heard about people who spend their time evaluating deals for investors but I wonder what their job title is?

What if I'm unable to know the neighborhood by physically being there, would Google Map work?
