Duplex out of state

I’m looking at a property in Columbus Ohio, by the way I’m from Southern California. It’s the first property I’m looking at out of state. It has good cash flow but my question is what kind of questions do I ask the agent about the condition of the place. It is built in 1952 and the inside looks good from pictures but just concerned I could end up with a problem. Thanks everyone and looking forward to the comments below.

 You can always write the contract with an inspection contingency in place. This will give you time to send in a 3rd party home inspector in and do some due diligence on the condition of the property. That is what I do here in Columbus, Ohio.
