Do you have clear requirements so people know what to expect when applying?

It seems like I use to get so much interest in my C-CLASS rental homes

20-30 applications EASY

Now it’s down to 3-4 per unit

Why?

Is it because of the cold season and no one moving?

Is it because I made my requirements more thorough?

This might come off as silly, but What is the point of having a heating system inside a home, for houses located in FLORIDA... puerto rico.... ETC

Is it illegal to build a home without a proper heating system?

Yesterday, I had a lady apply for housing and she seemed very upset at the 30.00 fee. I understand she has spent money on Fees to find housing.... BUT, I still need to charge that fee or I lose money.

Anyways, She was denied by me in the past, Her application was VOID. 

This was 4 years ago, Now she is applying again and we just realized that we both know each other from the past denial.... Awkward! 

Have you ever denied an applicant, and then accepted them at a later time? She seems solid, She has lived in her current home for 12 years as a tenant. 

One dog. One cat and 2 teenage daughters. Do i take a chance?

- What are the best rental requirements to set for a C-Class urban rental home? 

I NEED CLEAR CUT CRITERIA! 

I want to print the criteria out and have it at every showing to LIMIT discrimination claims and find good tenants!

What are your criteria for urban homes? HELP!
