It seems I have been listening to more and more people try and narrow the scope of wear and tear so that they can maximize their profit. I am curious if that has something to do with the influx of speculators buying properties that could never cash flow.

Anyway, my belief is that if you are considering or relying on these fees you are going down the wrong road. (Excepting pet fees, which I do not entertain)

 How could you buy a property that does not cash flow? haha

Is it discriminatory to “ risk assess “ them

No, that is what tenant screening is about. However you cannot use race, religion, country of origin etc (Protected classes) as part of that risk assessment.

Thank you ned

Should you ever use security deposit for rent??!!???

- Tenant left the house at the end of the leasing term and ultimately owed me 250.00 in back rent and fees..

He is Now bugging me and Texting me for his security deposit of 800.00 back.

People are telling me, I should ultimately deduct the 250.00 and pay him the rest of the security deposit?

What would you do in this situation?

How many inquires do you expect to get every time you list a unit?

- high end? 20 inquiries?

Low end?

If a rental home burns down, is the landlord responsible to find the tenants a new place?

@Peter T.

I believe this to be true as well

So when dealing with A class homes,

My approach needs to be different then when dealing with C class?

@Irving Cham

1200 move in fee ( non refundable ) or 1600 security deposit

Those are the two things we offer
