Thank you Al, I appreciate the advice. I was wondering if I should find a mentor who is not local, I was afraid they would not teach me the tricks, because I may be there competition.

Hi, My name is Charlie Cline, I am in Bakersfield Ca, and am trying to get my feet wet in the investing thing. I have had a strong interest in real-estate as a career for a very long time, but have never had the resources to go after it. I tried working as a real-estate agent years back and discovered that I know I do not have what it takes to do that. I am trying to get started as a rehab / flipper. I am a General Contractor by trade, so I think flipping makes more sense than wholesaling. if there is amy advice any one could give on starting I would greatly appreciate it.

I am looking to buy and flip, I have around $25k Liquid, and lower to average credit 640 range. any suggestions on what I can do to improve my chances would be greatly appreciated. Also if there is any advice on finding a mentor I would appreciate it.

Hi Krisin, I am a General Contractor, and I can tell you from experience, new contractors like working for investors and will bend over backwards to get your business. they may not be willing to go to every listing you look at, but will give you a good idea, especially if you help them learn some of the tricks of flipping (most contractors, including myself, are aspiring flippers.) Another way to get pricing is to check home depot and loses, they have there prices displayed on the isles of what they charge for specific items, I have used that a a gauge of a markets pricing.

There are a few areas that can require tape or Putty. The first is the intake from the supply lines, some people put tape on those threads, but you shouldn't need to because most supply lines are going to have rubber washers in them. The second is the pop-up (drain) some faucets come with rubber washers and say those are good enough, I have never tried using just the washer, but it seems like bad science to me. I trust the tried and trued way. the last is the base of the faucet against the sink. some faucets now are coming with base plates that have a rubber ring and you are not supposed to need to use putty, again, I don't trust it. I chose to use putty. I am a General contractor and chose to use this method because it is proven and doesn't cost any extra. But technically you don't need the putty, its up to you.

I have been watching these shows for a long time, I dont feel that I learn anything, but they are great for keeping my mind focused and motivated.
