Hi, My name is Charlie Cline, I am in Bakersfield Ca, and am trying to get my feet wet in the investing thing. I have had a strong interest in real-estate as a career for a very long time, but have never had the resources to go after it. I tried working as a real-estate agent years back and discovered that I know I do not have what it takes to do that. I am trying to get started as a rehab / flipper. I am a General Contractor by trade, so I think flipping makes more sense than wholesaling. if there is amy advice any one could give on starting I would greatly appreciate it.

I am looking to buy and flip, I have around $25k Liquid, and lower to average credit 640 range. any suggestions on what I can do to improve my chances would be greatly appreciated. Also if there is any advice on finding a mentor I would appreciate it.
