Awesome, thank you for the information. I am thinking about doing the crags list adds, because they are free. Direct mail to absentee owners, and I'm not sure other than that. I am hoping that this is a good start. unfortunately there do not seem to be any good deals on the MLS here in my area.

It depends how you are going to be apply the paint. I typically use flat on the walls and semi gloss on the doors and trim, thats what my clients want, but from what I understand most investors use something with a sheen on the walls to make it easier to clean. If you are spraying I would use super wall for the flat and versa glow for the semi Gloss. if you are rolling the walls i would upgrade the paint to allow for better coverage. I would get Sparta wall and Sparta glow for the flat and semi gloss. another option is ultra scrub, it is cheaper than the Sparta wall, but has better coverage than the super wall. Theses are all Dun Edwards brands. Hope that helps.

Glen, thank you for the response, I will send you a request. if you wouldn't mind on here to keep this thread alive, what technics have you been using? I know you said only use a couple and keep using them. what ones have you been using and how have they been working for you? I hope you don't mind me asking.

Does anyone use a ghost writer for the blog? I am very interested in blogging for the business purposes, but I am not a writer. I have bad grammar, spelling, and am not creative when it comes to creating the subject or material. I feel my blog would be better respected if someone who was a quality writer managed it.

in my market it is extremely competitive, we have tons of investors, including hedge funds buying any and all properties that end up on the MLS. even at the auctions people are paying 90% of value. I don't know, but it seems to me the only way to find a deal in this market is to find the deal before it hits the market. my mother is a real-estate agent here and none of her clients offers are getting accepted even when they are highly qualified cash buyers offering above asking price. things are not staying on the market more than a couple days here.

any advice you can help with i would appreciate

Ben I can appreciate that being a experienced investor is easier than being a rookie, but sadly, I have to start as a rookie. No one is going to bring me deals when I'm first starting, except wholesalers. But everyone is saying to stay away from wholesalers. So where should I look for the deals. I am comfortable in all the aspects of flipping properties other than finding the deals (I know, the most important part.) Congratulations on your 10 unit. I hope to be buying buildings like that some day in the future.

Bill, I appreciate your response. Like I said I am a gc. So repairs aren't much of a issue for me. But how would you find a project like the one you mentioned? That I guess is my real question. I have a pretty good understanding on most of the process other than actually finding bargain properties.
