Stephen, are you investing out of state by design? Or did you live out of state, aquire the properties and then move? If it is by design, what states are you investing in and why?

Thank you Dev, I apprecieate the response. I am looking forward to short sales because I feel it will be easier to make a low offer. I guess maybe I am to timid to offer a low offer to a private seller. I dont want them to get pissed off at me. I know I shouldnt care, but I do. I hope this will go away with time.

maybe it is my location, but I never see anything with that kind of return. And i live in one of the most investor frindly areas of california.

Can anyone give me advise on getting a lead producing website? Who is the big dog in this arena? What kind of results should I be getting once I get it set up?

the rent needs to be 2% of the purchase price of the property

I was listening to the podcast where Josh and Brandon were talking about investing rules, the 2% rule seems rather unrealistic. Is anyone actually acheiving that?

Well, yesterday I put the next set of 100 mailers out. Which brings me to 200. I didn’t get any calls yesterday. I got one call today, which brings the total to 3. 2 were just curious about who I was and one was a hang up that didn’t answer when I called back. I am noticing that I am feeling very stressed when the phone rings, its almost as if I am hoping to not get any response. The talking to the sellers is very intimidating to me. I hope this will go away with time. I know a lot of people hire people to do what they are week at, but I feel negotiating is probably something I have to do myself, because if I hire someone and they are any good they will start being a competitor. My bandit signs came in today and I think I will start putting them out this weekend; I may hire my nephew to do that.

I still have not bought an owner occupied list and I have not started advertising to NOD yet. I guess those will happen soon enough. I am actually looking forward to NOD because I feel like making a low offer will be a lot easier when it will be a short sale situation.
