@THU NGUYEN - Agree with Chris and Michael about low equity/low to zero cash flow/leaving the owner in place.  

Sub2 with an Owner Finance Wrap is an option depending on the current loan terms. Good luck!

@LaTonya Johnson - I have not been to the auction myself for a few months.  I normally go when one of my friends want to "experience" the auction.  From their words, "It's a zoo!".  Lots of auctions going on simultaneously, and it is not a place for the faint of heart.

I always recommend that people should go experience it for themselves.  However, if you plan to place a bid, make sure you know what exactly you're buying.

Tax liens in Texas are superior to mortgages.  If the taxing authority does what they are supposed to and notifies the mortgage holder, then they get wiped out at auction.  As you alluded to make sure you understand the redemption rights of the owner and plan accordingly.  You might not be able to get title insurance until the redemption rights have passed.

Also, make sure you understand what year the taxing authority is foreclosing on.  For example, if the judgment was for 2012 taxes, there is a strong chance taxes for 13, 14, 15 have not been paid.  The new owners of the house may be responsible for those taxes.  I have seen many investors who bought at the auction and had no idea they were immediately on the tax delinquent list.
