@Jarvis Bailey - you may want to look into some of the Podio packaged solutions.  They will already have a lot of features you want already built.  If you are just starting out, then you may not need a package off the bat, but you may want to get there as fast as you can.  The question will become whether your time is better spent building out podio yourself or getting the next deal.

@Sola Obitayo - Yes, you can wholesale an owner finance deal.  As with anything else, the numbers depend on the cashflow, terms of the note, etc.  I like owner finance deals and would be happy to take a look.

@Mark Pedroza - Unfortunately this is not an all day seminar.  I actually was in SF in October for a conference run by an attorney (John Hyre).

As to your question on what docs to use, I know CA has their own rules, but I can give you my answer based on how things work in TX.  

To transfer title for any property, we need a warranty deed(s) from the owner(s) (whoever that is determined to be in this probate type situation).  For trust owned property, the beneficiaries would still need to deed the property over.  In some cases, title companies use heirship affidavits as part of their underwriting process.

If at all possible, I would close at a title company.  They would give a lot of guidance on what they would insure.

Although I prefer to close at a title company, it is not possible.  At this point, a decision needs to be made on risk vs reward on the deal.

    @Darnell Henderson - Texas has a redemption period on tax sales so many title companies will not provide title insurance on those type properties for a period of months to years.  This makes it a little more risky from a lending perspective.  

    This should not stop you from buying at the auction - just make sure you know all the rules of tax sales.  I have seen too many people buy tax properties and not fully understand what was purchased.  They buy a property and immediately inherit the "other back taxes" that are not a part of the tax suit.
