Why 83.7% of wholesalers go out of business during a real estate downturn, and how you can avoid being one of them with creative financing.

Is wholesaling investing or a day job? What happens when cash buyers go away? What happens when foreign investors realize paying 105% of ARV is not a good investment and pull out of the market.

When the housing market tumbled in 08/09, a lot of seasoned investors lost their shirts. Inventory took longer to move if it did at all. Those wholesalers who only made money flipping contracts got wiped out. Their lack of cashflow caused them to exit the business and get day jobs.

    Welcome to real estate investing!

    I generally give the seller a choice of whether to use the 1-4 TREC or a shorter (and easier to understand) two pager.  Both of them will state in them that the contract is assignable.

    @Benjamin Blackburn - Glad you enjoyed the last meeting and can't wait to catch up with you in December (if not earlier).  We will find something interesting to do or give away as a door prize.

    For those of you who did not make it to the November meetup, one of the attendees (Janine) won the opportunity to tag along with us for the next few weeks (beginning this Saturday) as we rehab a house.  She will get to see the project from start to finish.

    My issue now is we have to find a way to top that door prize this month.
