Post: Looking for Subject To Contract

I've used a TREC and short contracts to contract sub2 deals.  It basically needs to say you are taking over their payments.  You will likely want to get them to sign other docs like disclosures, mortgage release authorization, etc.

If done incorrectly, sub2s can be extremely problematic for all parties involved.  We talked quite a bit about this at our meetup last night.

If this is your first time doing a deal like this, I highly encourage you to get with someone to help you through it.  Even if you have to give up part of the deal, you will be learning in the process.

@Deena Gleason - welcome to BP and kudos for reaching out on this forum.  Get out there and network like you are doing now.  Let us know how we can help.

@Patricia Schneider - There are lots of good meetings in Houston for you to attend.  I have been to all of the above mentioned ones numerous times and been running one for several years now.  

The number one piece of advice I can give you is to get active in the meetings and connect to as many people as you can.  You never know who your next partner on a deal will be.  It could be someone you run into at the next meeting.

Another option is to get really good at finding deals using free or low cost methods. You could then wholesale them or JV with other experienced investors.
