The contract is actually the easier part of this vs everything else that's involved to get one done properly.

If this is your first subject to deal, I would suggest you work with someone who has done them before.  They can be complicated and you don't want to put yourself or the seller in a bad situation down the road if something wasn't done property.

Good luck and congrats on what sounds like a deal you have!

As with any potential deal, make sure you understand the numbers.  If you need help, definitely do not be afraid to ask for help.  I have seen too many people say after the fact they had a deal but didn't know what to do with it.

About your hosts

Charles Nguyen – He was a career IT guy and found his way into real estate. A few years later, he and his company are active house buyers throughout the US. He specializes in creative financing, deal structuring, and implementing systems.

Ray Sasser - He has been buying houses for over 30 years. During that time, he has bought and sold hundreds of houses. He also owns a property management company and typically has 3-4 rehabs going on at any time. He is known throughout the investor community as an expert rehabber and an expert transaction engineer.
