@Ayodeji Kuponiyi Thank you for the guidance. Currently I'm waiting for three background checks and the wait has been a bit long 4/22 and it is now 4/28. As I said before the wit was worth it, so I guess 1 week is not unusual wait? Just wanting to know what to tell prospects when they're checking back to see where we are with their application. What do you think?

Yes @Andrew Tabalujan I have been pleased with the screenings provided by Cozy. The first one came in a couple of days after the application containing both he credit report and background check. The next few have come with the credit report and the background has been pending for a few days. I contacted Cozy and was pleased to receive a prompt reply explaining they looked into the specific reports I was awaiting and shared this. "To note, most background checks are completed within a few hours, some can take a few business days to process.

A background check may take a few business days to process if a potential match comes up in a national records search. That’s because there's often manual work involved in locating the record, confirming whether it's a match, and then processing the data. Since that lookup is generally done by local records staff, we don't have control over how long that takes, but we do let you know as soon as each report is available."

It was good to hear back from them and when I did receive the awaited reports, one was a laundry list of lawlessness so it was well worth the wait.

@Ayodeji Kuponiyi I must have missed the place where you can advertise! I have only used it to process credit and background checks. I'll have to go back and look at the advertising feature.

@Dawn Anastasi Thank you so much for your reply. I am using them for the first time, I like them so far but wanted to get feedback on your experience before going deeper with the rent collection. Good to know that they have been improving as they grow.

Congratulations on taking that step. Did you run your numbers? I would suggest that you run them again and ask an experienced investor or post in the forum to make sure.

I say this because running the numbers is one of my biggest challenges and I want you to be very successful with your first.

@Shonpatrick Jenkins Thank you so much for your service. I work closely with the military by teaching the little ones on a Navy base in Yokosuka, Japan. This was my first experience with military people and I have grown to love and admire the culture. As @Kerry Baird so eloquently said, you will do well because you know how to do hard things.

@Brandon Holley Any luck with finding a bilingual VA? I have the same question you asked. Though I a fully bilingual I would need a bilingual VA to field prospects calls since taking calls does not work for me due to the difference in time zones from my rentals and my manager is not bilingual.

Let me know what you find and if you need any help proofing drafts of your Spanish ad or something else, I'll be happy to take a look.

@Anthony Addessi Can you elaborate a bit on the features you've heard Truerent.com has over Cozy? I am in the research phase, will look at their website but it's always so good to hear from users, even if indirectly.
