Post: Reading and typing tools for increased productivity

I have just discovered a couple off tools that well make a great difference and my productivity and I am very excited to share my discoveries.

Both my education and communication will be enhanced by the use of these tools. Perhaps these are old news for many but since I’ve just discovered them I decided to share them because they might be new to some or even just one person who could find them beneficial.

I was recently introduced to voice typing; a feature available in Google docs. That made me wonder if it would be possible to type into other kinds of documents such as word documents, email or wherever else I need to type.

I later had a conversation with a friend who shared her concern for a very talented friend of hers with limited literacy skills. Knowing there are technology tools that read text to people I decided to do a search. What I discovered is that not only can I speak to type but I can have virtually any text read to me by using features that are readily available on my computer! I followed a couple of simple tutorials and set up my computer to both type and read to me. I’ve spent the better part of this afternoon listening to an e-book while doing my laundry and some other housekeeping tasks. I got through one third of the book while doing something else. I will now be able to do so much more reading in a fraction of the time without necessarily having to set time aside to do it. I am so excited with this discovery that I wanted to share it because I know it will greatly improve my productivity as well as my education.

I voice typed this entire message in no time. You are required to make a few corrections but nothing more than the editing and typos that you would normally have to correct when manually typing and again, it happens in a fraction of the time. This is so, so exciting to me!

I hope someone finds it useful.

If you do please add a comment and share how you are using these tools.

Here are the links to the tutorials I found helpful.

@Victor Moga Welcome to BP! I'm surprised you have not yet received a welcome from @Linval T.who shares a very useful list of resources with new members. I've tagged him so he'll realize you are new. His list is great.

Again, welcome and best wishes!

@Max T. I appreciate how clearly you explained your structure. Those of us who have never done this need to be able to see it in simple nuts and bolts terms.

Congratulations@Douglas Larson!

I loved your approach on the purchase of this property. Not being greedy and will to wait for delayed gratification rewarded you very nicely. What a great example for the rest of us.

Thank you for sharing!

The PM not informing you of the property failure and the reason for the failure is unacceptable. Furthermore, failure to rectify the simple situation that caused the abatement, which should have been addressed using your reserve funds is negligent. Should you reimburse him? I think NOT. In fact, I think it's time to start looking for another PM. This was too simple to handle for him to fail so miserably in doing his job.

I agree. This is what you should be considering. While some wholesalers may be crooked and will try to wholesale other people's deals without having a contract, the legitimate wholesaler can get a good bargain on the MLS from a seller if the conditions are right. A good and legitimate wholesaler provides a discounted deal to the end buyer where they will make money off it. Your job as a wholesaler is to provide awesome deals. You get an awesome deal from the MLS at discount and offer that to investors BELOW MARKET. That's the point and the only way you should offer a wholesale deal. Wholetailing is a different story.

I have yet to experience a "Wholesaler" bring me an MLS deal at a discount. I've had ont bring me a deal at $10 over the listed price and another at $14K over. What work exactly am I expected to compensate them for? Does not foster trust.

I totally agree with those who say the wholesaler finds great deals, calculate the rehab cost, ARV, mark up and still present them at good value to the investor.

I'm waiting for THAT wholesaler!

Hello All,

@Dmitri L.had a great suggestion to help us meet more frequently so we've come up with the following monthly schedule.

1st Thursday Joint meetup in Yokohama and

3rd Thursday our Respective area meetups Tokyo/Yokosuka

So for February that means:

2/4/16 Yokohama Meetup

2/18/16 Tokyo/Yokosuka Meetup

Please chime in and let us know #1 if this is helpful and #2 if you can make it on Feb. 4th to Yokohama. I'll ask @Matthew Pinkstonto make the reservation once we have a head count. Our Yokosuka Meetup on the 18th will be at Sbarro at 6:30 unless I hear otherwise from the attendees.
