This is certainly overwhelming in a good way!

I'm still not sure of how the different things work in this community, such as little things as how to respond to each of your messages here individually so although not my preference, here it goes all in one.

Jeff Pollack: You speak to my heart when you say "Kudos for taking action!" in my circumstances it is easy for me to give in to analysis paralysis because I am realistic and KNOW there will be hiccups but as a wise man told me "You can make adjustments AFTER taking action" I am very, very nervous about the property management but again, asking about early termination fee and having them remove that clause is brilliant! Mil gracias!

Hello, I am Pyrrha (pronounced like Vera with a “P”) J I’m a newbie from Stone Mountain, GA via Japan.

I own a home and have family in GA, but currently my day job is in Japan where I teach Spanish to the lovely children of our US navy service members. I Have been interested REI since childhood but it is only this year that I am able to actually jump in and make my first purchase after some preparation Which I know won't be enough, like taking an expensive coaching course, podcasts watching, lots of reading, much of it on this forum but just as an observer, deciding what strategy suits me best and paying off my home to use it equity as capital.

The strategy I decided to adopt is to buy and hold modest single family homes purchased for $30,000 or less.

I know that distance is an additional challenge I am going to confront, but with the help of one of my daughters willing to be active on the field along with solid property management I am going to get it started.

I am unable to attend any REIA meetings so I will rely heavily on education available in this community as I have seen it to be very solid and supportive. Thank you for all you have already taught me! I would really appreciate any tips and pearls of wisdom you are willing to share ho help me navigate through the many hurdles of being not only out of town but out of continent! I am very excited to be at this point of the journey. :)
