@Andrew Tabalujan Are you still using Cozy? I am using them to screen tenants for a vacancy and like their reports thus far and was here trying to decide if I should use them to collect rent as well. 4-6 days is not too bad. Is waiting for the deposit the only issue you've encountered with their service?

@Roy N. Thank you for your advise. You're absolutely right about foregoing $360 - $600 making a lot more sense. I will apply that to my revised ad.

@Jake Oreskovich Thank you for taking the teacher approach. I'm a teacher and know that step by step is a great way to help others learn. I will go and modify my ad and place it on Craigslist. Hopefully we'll have a number of actual applicants to select from.

Hello BP,

I placed an ad for my rental, we have received 68 emails and a few phone calls expressing interest. My daughter is interested in managing, so we bypassed our PM and following @Brandon Turner management book we have been trying to get a tenant. We've been holding showings 3 times per week. Very few of the prospects show up, we've only had 1 applicant with very challenged credit. We started at $950 following Rentometer but after 2 weeks decided to match the Zillow's $925 suggested rent. We continue to receive emails and calls but no actual applicants. Is our rent still to high? We are using Cozy where they can apply by putting their information and paying for their screening. How long does it really take on average? 

Would you please take a look and offer suggestions? I saw another rental in the are that has been listed for 45 days and I fear we will be at that mark soon.

@Matt Weiss Thank you for sharing how you use Asana. I've heard of it before but have never taken the time to check it out. Have you used evernote? I wonder how they compare. I'm not quite there yet, but will soon need a way to assign tasks but I need something simple.

@Brandon Battle, @Chris Mason, Do you consider the likelihood of their employment to be stable? How far back do you require the statements to go? I don’t think I’ll be comfortable with these ladies, but would like to know how to evaluate income stability for someone else who is self-employed in a different field.

I'm brand new to the tenant screening experience and would like your feedback on a pair of prospects who came to my last showing.

During the conversation, the two young ladies mentioned they have been roommates for years, had their apartment rent raised beyond their comfort and decided to move from midtown to the suburbs where they would avoid the traffic issues of living in midtown.

Their income sources however are non traditional. They both work outside of the home. One is a baby sitter who is willing to provide bank statements as proof of income, the other is a pet sitter and will provide payment stubs from her clients as income verification. 

May come to nothing since the prospects came to see the home but have not yet submitted their application which I have online via Cozy. (I just want to know how to evaluate their income position should they indeed follow through and apply.)

As landlords we may come across entrepreneurs and self employed individuals. How do you verify their income stability? 

I'm sure those of you with more experience may have come across this scenario before and can provide guidance.

@Michaela G. I don't know you or Micah but to me his post sounded apologetic and reassuring you that he did not intentionally omit you from previous posts. Maybe I'm just not very good about 'reading between lines'. I'm sure you would be a great addition to any gathering because you have the experience that can enrich the conversation.
