Thank you for telling me not to get too crazy about it. I have been really second guessing my choices instead of just adding it to the list. I like that you have the two color schemes and I will certainly copy that for my paint. Already have a brown I use and a gray I like, so it's simple. Will then select my faucets and light fixtures. Now I need to find a good deal on a house so I can implement your system! :)

@Tarl Yarber I just finished listening to your podcast. I loved it!

I invest long distance so I have been trying to develop systems. There seem to be so many things to do that it gets overwhelming, but you convinced me that taking the time to create these systems is well worth it.

What is your suggestion of where to start? What did you share with the REIA group that asked you to break your system down to a single house?

I have been using the same flooring materials on all of my rentals but have not done so with the paint colors and finishes. 

I'll be making all of that standard and having the product code has made it very simple to have the contractor go and pick up the flooring I use, Very small piece of the system but I do see the value.

I see the recommendation from Don Meinke to seal around all fixtures. I'm sure it is a best practice but I have an attic without insulation, a tenant baking in the home and the three alternatives I'm faced with are:

1. exorbitant quotes from insulation companies.

2. being told simply "I don't do it in the summer because it's to hot" 

3. I will blow insulation for you. The price is less than 1/2 of the insulation companies. If this is a DIY possible project, I'm leaning to this option. Is it a terrible idea? I can't imagine someone crawling in that attic looking for gaps to fill with foam in the July GA heat.

I agree with @Robert Williams Visiting in the morning before 7 am will probably put you at the job site before the crew. You can take note of what has been done, whether you have instructions for items that have not been done or are not done satisfactorily. You can leave a note with those specifics and call your lead once they are supposed to be on site. This will also help you find out if they are on site working at the times they say they are. In the evening, your visit can be to discuss what was done during the day and what is to be done the following day. This will be a time when you can walk the project with your lead and see if the instructions you left in the morning note were followed to your satisfaction and if not , have a conversation about it. Then you can check to see what the project for tomorrow is and make sure they have all the material needed to accomplish their task. If you implement that type of supervision, they will know you are not only coming to see them but to hold them accountable for the work progress and quality.

I need to have the attic in a 1,282 Sq Ft property and my PM has given me two quotes. $5,867 and $3400. Is this reasonable or am I right to think these are outrageous quotes? 

Can anyone point me in the direction of a company or contractor I can use?

Hello @Michael Webster Welcome to BP and congratulations on formulating a question to post. You are sure to receive many ideas from the very smart and experienced people here. Your situation has some similarities to mine and I want to tell you that although it seems daunting and perhaps impossible, keep asking, searching your mind as well as reviewing your budget and spending habits to see where you can make little improvements.

Do read the world famous book by our very own @Brandon Turner "The Book on Investing In Real Estate With No or Low Money Down". :)

Consider what you would be able to offer in a partnership but whatever you do, don't stop until you find a way.
