Best Buy and Hold Strategy While Working at a Boarding School

Hello All, I currently work at a boarding high school and live on campus. I will most likely be working in the boarding school world for the foreseeable future. I also have very little capital to invest at the moment. I was wondering if anyone has any ideas on how to get into the real estate world since I can not take advantage of FHA's or other lucrative loan options. Thanks!
